A leasehold contract has a last day, and almost nobody asks what happens on it before they sign. In Sanur, where villas from three different building eras sit on the same few streets, that last day can land very differently depending on which compound you bought into.

No Land Registry Marks the End Date

A Hak Sewa lease is agreed privately between landowner and tenant, then notarised, and that is where the paperwork ends. BPN, the body that registers Indonesian land titles, never sees it or files it anywhere, per BaliPropertyRules.

That single fact carries the whole topic. There is no government record counting down the years on your behalf, no renewal notice from an office, and no public register a buyer can check independently. Whatever protects you at expiry is whatever a PPAT or notary wrote into the original agreement, nothing more.

The Contract Decides the Villa's Fate

Guides on the subject are consistent on one point: there is no single statutory default for what happens to a building when a Bali lease runs out, per Withasa. Removal, transfer to the landowner, or a buy-back at an agreed price are all possible outcomes.

None of those outcomes is automatic.

Unless the lease specifies which one applies, landowner and tenant are left to negotiate the building's fate privately once the term ends, and whichever side wrote the stronger contract language holds the advantage.

Extension Only Works If It Is Written In

Extension never happens on its own. Because Hak Sewa is a contract rather than a registered term, any right to extend has to be spelled out in the original deed, with its own length, price and notice period.

A verbal understanding with a landowner, however friendly, is not a right you can enforce ten or twenty years later. Get the extension mechanism drafted into the lease itself, before you sign, not promised afterward.

What Happens If the Landowner Sells or Dies

A lease that is not registered against the land creates a real question the moment the underlying Hak Milik title changes hands. Since the tenant's right sits only in a private contract, a buyer of that land, or an heir who inherits it, is not automatically bound by an agreement they were never a party to unless the original deed explicitly ties successors in title to its terms.

This is a drafting problem, not an unsolvable one: a lease written to bind heirs and future buyers protects a tenant against exactly this scenario, while one silent on the point leaves the tenant negotiating with a stranger.

Reselling Later Means Reselling Fewer Years

A leasehold asset shrinks with time, whether or not it is ever resold.

A contract signed for twenty years and sold ten years in hands the buyer ten years, not twenty, and the price should move with it.

No cost-per-remaining-year figure for Sanur turned up in this research, so treat any number a seller offers as their own estimate. What matters is asking the plain question directly: how many years are actually left, and is that written down anywhere a buyer can verify.

Sanur's Stock Spans Five Decades of Leases

Sanur's own housing did not arrive in one wave.
