Villas for Sale in Renon
Renon runs Bali's provincial government from a single, purpose-built district: no beach, no villa strip, just the offices that keep the province running. Its property market reflects that job rather than tourism.
Offices First, Everything Else Second
Niti Mandala, Renon's official name, dates to the Second Five-Year Development period, Repelita II, in the mid-1970s, when the complex brought central and regional government agencies here from Singaraja, Bali's former colonial-era capital.
Today it groups the Bali Governor's Office and the DPRD Bali parliament building around Lapangan Puputan Margarana, a large public field also known as Niti Mandala. That field is still being invested in: a redesign with new facilities was announced in January 2024. It anchors a district built for administration first, everything else second.
Houses and Kos Are What Sell Here
Nobody lists a beachfront villa in this market. Brighton's 2026 listings put houses at IDR 1.89 billion to 5.5 billion, while Rumah123's 2026 figures show kos, room-based boarding houses, asking from IDR 3.15 billion up to IDR 21 billion for the largest properties: a genuinely different product from a coastal villa, aimed at civil servants and office tenants rather than holidaymakers.
Price movement reads two ways depending on the report. One 2026 Brighton listing described house prices as stable with minimal change over the prior three months, while a separate 2026 report from the same publisher said sales had started rising steadily from around May. Brighton positions the district to professionals, families and buyers wanting a quieter, more spacious pace than Denpasar's crowded centre.
A Street Life Built on Cafes, Not Sand
The leisure scene here runs along a handful of streets rather than a beach. Bron Urban Cafe on Jalan Hayam Wuruk No.136 is open air and family friendly from 8am to 11pm, KITA Cafe sits on Jalan Dewi Madri, and Kopi Nako, a newer arrival with a spacious interior, is on Jalan Drupadi.
Prima Medika Hospital, on Jalan Tantular No.6 and running specialities from cardiology to obstetrics since 1982, gives the district a healthcare anchor that a beach suburb does not need.
Denpasar City Hall Sets the Rules
Renon answers to the same city hall as the rest of Denpasar Selatan: the city-wide RTRW sets the spatial plan, and DPMPTSP Kota Denpasar issues the permits. A colour map covering this district specifically has not turned up in our research, unsurprising given how much of it is government land rather than the pink tourism or green farmland zoning that shapes the coastline.
Who This District Will Not Suit
We would rather tell you this before you commit than after:
- You want short-term tourist rental income. No zoning colour, daily-rate or yield figure has been published, and the stock is houses and kos, not villas.
- You need beachfront or beach-adjacent access. This district is entirely inland, built around a civic field, not a coastline.
- You are pricing by the are. Only whole-property house and kos asking prices have been published here, not a land-per-are figure.

Frequently Asked Questions About Renon
What Is This District Actually Known For?
Niti Mandala, its official name, has grouped the Governor's Office, the DPRD Bali parliament and a large public field here since the mid-1970s. It is Bali's civic core, not a beach-tourism area.
Can I Buy a Villa Here?
The market lists houses and kos, room-based boarding houses, rather than villas. Asking prices run from roughly IDR 1.89 billion for houses and IDR 3.15 billion for kos, per Brighton and Rumah123, 2026.
Is It Zoned for Tourist Rentals?
No colour map covering this district has turned up in our research, which fits its reality as government land rather than tourism ground. Treat any tourist-rental plan here as unproven rather than assume the zoning supports it.
How Much Do Houses Cost?
Brighton's 2026 listings put houses at IDR 1.89 billion to 5.5 billion. Reports on price direction conflict: one described three months of stable prices, another said sales rose steadily from around May 2026.
What Is a Kos Investment?
A kos is a room-based boarding house rather than a villa, priced by room count. Rumah123's 2026 listings show local kos asking from IDR 3.15 billion up to IDR 21 billion for the largest properties.
Is Renon Close to the Beach?
No. The district is entirely inland, built around a civic field rather than a shoreline, though it borders the beachfront sub-area directly to its east.
